10 Steps to Check before Buying

1. Check whether the title is in order and approvals
2. Make a full computation for all payments to be made by you including cost of property, stamp duty , registration charges, documentation charges, other payments which may be involved in the purchase
3. Check whether you are obtaining proper documents like Sale Deed for undivided share of land, Construction Agreement, Sale Agreement from the Builder. At times, the Sale Agreement and construction Agreement may be combined under a single composite agreement
4. Be very clear on the date of delivery of possession. Your being permitted to conduct Pooja or House Warming Ceremony will not amount to possession. You have to obtain a letter form your seller or builder indication that possession of the property has been handed over
5. Never take any hasty decision on the basis of a loan which is promised, but not sanctioned
6. Read all the documents and understand the implication, including loan documents. Be very clear that the documents reflect actual facts and circumstances in respect of all relevant issues relating to sale or purchase. Maintain copies of the documents that you sign and that are being issued to you in a separate file.
7. Do not buy a property in the names of other only for getting over any temporary position or for accommodation.
8. In the event of your getting any additional amenities, the same should be mentioned in your documents. Check the documents for car park, private terrace, private gardens and other specific amenities. Check whether there are any facilities which are of pay and use types. Check maintenance cost, corpus funds and other costs for the property.
9. Plan for contingency, delay, costs, longer payment of rents in your present residence, shifting costs and other costs incidental to shifting
10. Always take safe and cautious steps
